Unlike conventional homes that rely on upgrades to improve health and performance, every ELEMENT model incorporates the SENERGY360 CORE DESIGN FRAMEWORK directly into the standard design. Each home is built with intentional systems focused on durability, comfort, air quality, moisture management, and long-term living performance — beyond LEED Platinum, with a focus on health and wellness.

This overview outlines what is included in every home, how the three models compare at the base construction cost of $650 per square foot, and the customization options available.

Base construction cost at $650 per square foot. Standard interior features, included

Every ELEMENT model already includes elevated healthy-home interior specifications as part of the standard construction package. These are integrated into the base home investment and are not optional wellness upgrades.

Polished concrete flooring throughout the primary living area:

The Premium Interior Finish Package focuses on enhanced finish selections and personalization options, and may increase individual construction categories by approximately 30% or more depending on selected finishes. Examples include:

Recovery & Regeneration Wellness Package

  • Over-scaled or visually dominant garage doors are not permitted
  • Two-story or excessive vertical massing is restricted unless pre-approved within original architectural concepts

Curated color & material palette

  • Earth-based body colors with matte, mineral-based finishes
  • Natural wood, bronze, steel, and mineral accents
  • Warm charcoal or bronze window frames
  • Not permitted: stark white or icy cool gray, bright accent doors, high-contrast black-and-white schemes, gloss finishes, or trend-driven saturated colors

Roofing & exterior materials

  • Approved: matte metal in bronze or charcoal, mineral-based flat roof systems
  • Not permitted: red clay tile, shiny reflective metal, composite asphalt shingles, vinyl siding, or artificial stone veneer
  • Exterior wall systems must align with SENERGY360 Healthy Design Specifications

Accessory structures

  • Any accessory structure must be architecturally integrated and match the primary home in material and proportion
  • Not permitted: detached storage sheds, prefabricated metal buildings, industrial-style shops, shipping containers, or oversized detached workshops

Design review & approval

All exterior selections follow a structured review process. No exterior material or finish may be applied without documented approval.
