Builder + Building Biologist

Healthy Home Builder & Building Biologist

A healthy home is not a standard house with an air purifier and a water filter added at the end. It is a house where the site plan, the wall assembly, the mechanical system, the wiring, the plumbing, the lighting and the materials were all chosen for the health of the people inside, and then built exactly as designed.

That takes two kinds of expertise that rarely sit in the same chair: a licensed builder who knows how homes actually get built, and a certified Building Biologist who knows how homes affect human health. SENERGY360 is where those two meet.

The difference

What a Healthy Home Builder Does Differently

Any good builder can deliver a home that passes inspection. A healthy home builder is measured by what the home does to the people who live in it over the next thirty years. On a SENERGY360 project that means:

  • Moisture managed from the site plan up, so mold never gets the conditions it needs
  • Wall systems and insulation that do not feed mold or off-gas into the living space
  • Materials and finishes reviewed for chemistry and emissions, not labels
  • HVAC sized from a real load calculation, with filtered fresh-air ventilation and humidity control
  • Electrical planned for a low-EMF sleeping environment and a hardwired-first home
  • Plumbing and water treatment designed around a laboratory test of the actual water
  • Lighting that follows the day-night cycle instead of fighting it
  • Verification before move-in: blower door, moisture, air, water and EMF testing

Every one of these is a construction decision before it is a wellness feature. That is why the person making them needs to be a builder.

Why the Builder and the Building Biologist Should Be the Same Person

Most healthy-home projects split the roles. A consultant writes recommendations. A builder receives them, prices them, and quietly substitutes when the schedule or the supplier gets in the way. The homeowner finds out years later, usually through a symptom.

When the Building Biologist is also the licensed General Contractor, the recommendations are the build. Assemblies are detailed so the trades can execute them. Substitutions are reviewed by the person who wrote the specification. Field problems are solved on site by someone who understands both the structural answer and the health consequence.

Brian Johnson has run construction since 2003 and holds all three certifications offered by the Building Biology Institute: Building Biology Environmental Consultant (BBEC), Electromagnetic Radiation Specialist (EMRS) and Building Biology New Construction (BBNC). Three Ways to Work With a Healthy Home Builder

New construction, an existing home that needs answers, or expert eyes on a project you are already running.

01

Design + Build

Health-first custom homes, renovations and rebuilds after water damage, led by a licensed General Contractor who is also the Building Biologist on the project. Mass-wall construction, healthy materials, medical-grade filtration, clean water and low-EMF wiring designed in from the first sketch.

02

Healthy Home Inspections

Whole-home inspections for existing houses that have made their occupants sick: mold and moisture forensics, HVAC, indoor air quality, water and EMF, delivered as a prioritized Inspection Blueprint. Available across the United States.

03

Building Biology Consulting

Expert review for architects, builders and homeowners at any stage: plan review, material and assembly selection, mechanical and electrical strategy, and construction oversight, so the healthy-home intent survives the jobsite.

The method

Built on the 12 CORE Principles for Healthy Building Design

SENERGY360 developed the 12 CORE Principles so that healthy building is a repeatable process rather than a collection of good intentions. Each principle covers one system of the home, and the framework covers how those systems affect each other, because a tighter enclosure changes the ventilation, the ventilation changes the humidity, and the humidity decides the mold risk.

The principles run from concept through completion: Design, Integrate, Specify, Build, Verify. A few of the ones homeowners ask about most:

Frequently asked questions

What is a healthy home builder?

A licensed builder who designs and constructs homes around the health of the occupants: moisture and mold prevention, healthy materials, indoor air quality, clean water, low-EMF electrical design and healthy lighting, and who verifies the finished home with testing rather than assuming it performs.

What is a Building Biologist?

A professional trained by the Building Biology Institute to evaluate how buildings affect human health across indoor air, moisture and mold, water, electromagnetic fields and materials. The Institute offers three certifications: BBEC for environmental consulting, EMRS for electromagnetic radiation, and BBNC for new construction. SENERGY360's founder holds all three.

Do you build outside Arizona?

SENERGY360 builds in Arizona and provides design, specifications, consulting and construction oversight for projects nationwide, working alongside the local architect and builder. Healthy home inspections are available across the United States.

How much does a healthy home cost compared with a standard custom home?

The largest cost drivers, such as mass walls, right-sized mechanical systems and better assemblies, are construction quality decisions that also make the home more durable and efficient. Some selections carry a premium, many do not, and the design work up front prevents the expensive corrections that show up later in a standard build. Every project is priced on its own scope.

Can you help if my home is already making me sick?

Yes. Start with a Healthy Home Inspection. It finds the cause, documents the extent and delivers a prioritized plan, and SENERGY360 can lead the repair or rebuild to the same standards as new construction.

Do you work with my architect or do I need yours?

Either. SENERGY360 regularly joins projects led by the client's architect and builder, providing the healthy-building framework, specifications and oversight, and can also lead the full design-build process.

The standard

A healthy home is designed by someone who understands health, built by someone who understands construction, and verified by someone who refuses to assume. At SENERGY360 that is one person.
