What Does a Mold Inspection Cost?

Nationally, a basic mold inspection with a couple of air samples typically runs a few hundred dollars. Comprehensive whole-building diagnostics, with thermal imaging, moisture mapping, HVAC evaluation, and a written remediation plan, run from the high hundreds into the low thousands depending on the size and complexity of the home. Both are called a mold inspection. They are not the same service.

The cheap version answers one question: are spore counts elevated today? It does not tell you where the water is coming from, how far the growth extends inside assemblies, or whether your HVAC system is moving the problem through the house. Homeowners who start there often pay twice: once for the samples, and again for the real diagnosis after a remediation fails.

Square footage, stories, crawl spaces, additions, and the number of HVAC systems all add inspection time, and time is most of the cost.

Lab Testing

Each air, surface, or dust sample carries a lab fee. More rooms and more suspect areas mean more samples, though sampling without a building diagnosis rarely changes the answer.

Who Is Inspecting

A technician with a pump costs less per hour than a licensed contractor and certified building biologist. The difference shows up in what the report lets you do next.
